Demarcating a plot is a crucial step before you begin construction, sell a property, or apply for a building permit. Whether you own land in Al Manama, Al Yasmeen, or Al Helio, getting your property officially marked ensures that your investment is protected.
Thanks to Ajman’s digital initiatives, the MPDA (Municipality & Planning Department Ajman) app makes the demarcation process simple and efficient—all from your smartphone.
Here’s how you can submit a parcel demarcation request using the MPDA app in just a few steps.
What is Property Demarcation?
Property demarcation is the official process of marking the boundaries of your land, as per the government-approved masterplan. It helps to:
- Avoid construction errors
- Prevent disputes with neighboring plots
- Comply with building regulations
- Support smooth resale and transfer processes
Step-by-Step Guide: Demarcating Your Plot Using MPDA App
Step 1: Download & Open the MPDA App
Download the MPDA – Ajman Municipality app from:
Once installed, log in or register using your Emirates ID and mobile number.

Step 2: Go to “Planning and Building Services”
From the home screen:
- Tap Services
- Then go to Planning and Building Services
- Select Parcel Demarcation

Step 3: Enter Your Parcel ID

You will be prompted to enter the Parcel ID (found on your sales agreement or title deed).
This unique identifier helps the system locate your exact plot on the masterplan.
Step 4: Make the Payment
The app will show the demarcation fee, which you can pay instantly using:
- Credit/Debit Card
- AjmanPay Gateway
Once payment is confirmed, your request is officially submitted.
Step 5: Wait for the Authority to Contact You
Within 1 to 2 working days, Ajman Municipality will contact you to schedule a site visit. A licensed surveyor will visit your land, usually within a few days, to:
- Mark the boundaries
- Place concrete pegs or visible markers
- Ensure the plot matches the approved layout
Step 6: Receive the Official Demarcation Report
After the site visit, you will receive the demarcation report or certificate through the app or by email. This document confirms your plot boundaries and is essential for:
- Construction approvals
- Plot fencing
- Legal protection of your land
NN Real Estate Advice:
Demarcation is mandatory before fencing or building, especially in fast-growing areas like Al Manama where neighboring developments are underway. Don’t risk starting construction without knowing your exact plot lines.
